Updates to Features and Enhancements for 18.3 Major Release
Support for Know Before You Owe 2 Non-Borrowing Owners
Why we made this update: The following updates are being made to support the Consumer Financial Protection Bureau (CFPB) Know Before You Owe 2 (KBYO2) rule changes to the RESPA-TILA Integrated Mortgage Disclosure Rules that go into effect with new applications taken on or after Oct. 1, 2018. These are mandatory updates needed to remain compliant with disclosure requirements.
To adhere to KBYO2 guidelines, Encompass LO Connect has added support for non-borrowing owners (for example, title-only spouses). To support non-borrowing owners, the File Contacts tool has been updated to provide an Add NBO button and a Delete icon to enable users to add (and delete if necessary) a non-borrowing owner file contact. When you click the Add NBO button, a blank non-borrowing owner contact is added to the end of the File Contacts list. For each non-borrowing owner contact that is added, you can enter their name, mailing address, phone numbers, email address, and date of birth. The Vesting Type drop-down list provided in the non-borrowing owner contact (Encompass field ID NBOC0109) lists the following options to define the Vesting Type used for the non-borrowing owner on vesting forms:

Creating a non-borrowing owner file contact automatically populates vesting information for the contact on the Borrower Summary – Vesting input form in Encompass and places the non-borrowing owner in the correct workflow when generating disclosures and closing documents so that they are automatically set up to be sent to the non-borrowing owner file contact.
This feature is only available for Desktop and Tablet users.
To Add a Non-Borrowing Owner Contact

From a loan, click or tap Tools.

Click or tap File Contacts.

Click or tap the Add NBO button located in the top right corner of the File Contacts tool.

Enter the contact details, and then click or tap Save.
To Delete a Non-Borrowing Owner Contact

From a loan, click or tap Tools.

Click or tap File Contacts.

Select a non-borrowing owner that you want to remove.

Click or tap the Delete icon to remove the non-borrowing owner.

On the confirmation message, click or tap Delete.
Features and Enhancements
A ZIP Code auto-population function has been added to all existing Zip fields in Encompass LO Connect. When a user enters a ZIP Code into a Zip field the following information is populated to the loan file:
- The city associated with the ZIP code is populated to any related City fields.
- The state associated with the ZIP Code is populated to any related State fields.
- The county associated with the ZIP Code is populated to any related County fields.
In the event that there are multiple options for the ZIP code, the user is presented with the options and can click or tap on the appropriate selection.
A number of enhancements have been made to the Incomplete Apps Pipeline view that enable the Encompass LO Connect user to find and sort incomplete applications easier.
Encompass LO Connect users can now see if a credit report has been successfully ordered from the Pipeline view. A new Credit Ordered column is available in the desktop and tablet view that provides the date that a credit report was ordered for the application. In the mobile view, a new label appears on the pipeline entry that indicates if when the credit report was ordered.

Additionally, users can now sort the Incomplete Apps pipeline by the Consumer Direct website URL.
To Sort the Incomplete Apps Pipeline By the Consumer Direct Website URL:

After logging into Encompass LO Connect, Click or Tap Incomplete Apps in the View section on the left menu.

From the mobile view, tap Incomplete Apps on the Pipeline

Click or tap the drop-down menu in the Site section, and then select a site to view.

To select a specific site to filter in the mobile view, click the option located under the search icon.

The Incomplete Apps Pipeline now displays only the loans associated with the selected site.
- To remove the filter, click or tap drop-down menu in the Site section and, and then select All.
The eSign functionality that was recently introduced for the mobile view of Encompass LO Connect is now available for the desktop and tablet views. As with the mobile implementation, this feature enables users to eSign documents from within Encompass LO Connect. Any loans that are awaiting a loan officer's eSignature are displayed in a specific eSignature Required view from the Pipeline.
To View and ESign Documents in the Desktop or Tablet Views:

From the Pipeline, click or tap the Views option in the top left portion on the screen and select eSignature Required.

On the eSign Loans window, click or tap a loan that you want to eSign.

The loan file loads and the Documents page displays. In the eSign Packages section, click or tap the document that requires a signature.

On the Loan Documents screen, click or tap Next to view the documents.

Click or tap Start.
- Click or tap the eSign signature point to eSign the document.
- Click or tap Finish when you are finished eSigning.
When an Encompass LO Connect user attempts to move a document attachment that is not marked as current a message displays to inform the user of the reason that they are not able to move the document attachment. This change informs the user of the reason why they are unable to move a document attachment so that user can make adjustments to the attachment if needed.
Encompass Administrators can now unlock loans that are locked by Encompass LO Connect users. When an administrator uses Unlock option located in Encompass Settings > System Administration > Unlock Loan File, the Encompass LO Connect user receives the following notification when they save the loan:

Support for viewing alert information has been added for several alerts in Encompass LO Connect. Now, when there are alerts that the Encompass LO Connect user is unable to take action on, the user can view the name of the alert, the description, the alert date, and the field(s) that triggered the alert. Note that the fields triggering the alert will only display if that information is available:

Encompass LO Connect users are now taken to the Borrower Summary - Origination page (desktop/tablet view) or the Loan Summary (mobile view) page in a loan when they click or tap on a Lock Expiration alert. This enables the Encompass LO Connect user to make any additional changes to the loan based on the lock expiring.
A lock icon has been added to the Mortgage Balance, Mortgage Payment and Net Income/Loss fields for all Encompass LO Connect views. This enables users to override the built--in calculations and manually input a value in these fields.

A new Attach/Show Liens button has been added to the Schedule of Real Estate Owned for the Desktop and Tablet views. This new button enables users to attach an existing liability to the mortgage.
To Attach or Show Liens:

From a loan in Encompass LO Connect, click or tap 5.Assets and Liabilities in the Loan Application section of the left menu.

In the Schedule of Real Estate Owned section click or tap Attach/Show Liens.

The Import Mortgage From Liability screen displays. Select a liability to attach to the real estate entry, and then click or tap OK.
Mobile View Layout Changes
Why we made this update: A number of changes have been made to the mobile view layout in order to provide additional functionality and streamline existing features.
A change to the mobile view menu enables Encompass LO Connect users to quickly access loan features. The menu icon has moved from the top left corner to the top right corner. When a user clicks on the menu icon they are presented with a new Navigate to: menu at the bottom of the screen. This new menu enables the user to navigate to the Loan Summary, eSign Packages, and Services.
When a user is editing a loan in the mobile view in Encompass LO Connect, the header now stays at the top of the screen so that the user no longer has to scroll back up in order to change to a new loan screen. The header also updates to show what section of the loan the user is viewing.

A new Run Rules button is available which replaces the Run Rules button that was located at the bottom of the edit loan screen. The Run Rules button enables Encompass LO Connect users to check their loan data against the business rules in Encompass. Currently, business rules are automatically checked whenever a loan is opened, saved, when a user moves from one loan form to another, or when select fields are entered that already require a calculation. If at any time the user wants to check their loan against the business rules defined by the system administrator, they can tap the Run Rules button.
Note: In Encompass LO Connect, multi-valued fields cannot be controlled through Field Data Entry, Persona Access to Fields, or Persona Access to Loan business rules. Multi-valued fields are fields that represent data on forms for which there can be multiple instances, such as a Verification of Employment.
Note: This functionality was initially introduced in the Encompass LO Connect 18.2 release.
A new left menu is available from within a loan in the Encompass LO Connect mobile view. When a user taps the new left menu icon a menu slides in from the right and enables to user to return to the pipeline or to view the information on the About page.
The Services and Edit Loan buttons that were located at the bottom of a loan file have been changed in Encompass LO Connect mobile view:
- The Edit Loan button has been changed from a text button labeled Edit Loan to a smaller icon that takes up less space on the screen. To edit a loan, click the Edit icon
- The Services button has been removed from the bottom of the loan. To access the services page, tap the Menu icon in the top right corner and then tap Services.
